ALTA/NSPS Land Title Surveys
ALTA/NSPS Land Title Surveys are used primarily for commercial transactions. This type of survey shows all easements contained in a title commitment. Clients have the option to have the survey contain any of the Table A items as shown in the Minimum Standard Detail Requirements.
Boundary Survey
This type of survey is typically used for residential properties or commercial properties where a title commitment is not needed. Only easements that are provided to the surveyor are shown.
Topographical Survey
This type of survey is used for design purposes or an addition to an ALTA/NSPS Land Title Survey (Table A, Item 5). In a topographical survey, elevations are measured throughout a site showing, for example, drainage of storm water, direction that underground pipes flow or any high or low areas on a site.
